Should the AFL redevelop Moorabbin as a Boutique Stadium?

With the reported need for a smaller stadium like Skilled to host lower drawing matches could the AFL redevelop Moorabbin?

At the moment the place is basically cleaned up and ready to be developed, demolition of the old stands is mostly done.

I'm sure that the location would have the support of Hawthorn, Richmond, St Kilda and Melbourne.

With the support of the AFL I'm sure that State Government would be able overrule the Kingston City Council and grant planning approval.

All that would need to be decided would be the size 30-35k or 35-40k.

They could also redevelop the Moorabbin station and revitalise the area.

Council doesn't need to approve it, they can be overruled by Spring Street, they might not be willing to do it for a redeveloped training ground but they probably would for a sports stadium which will bring in money.

Those clubs would support it depending on the capacity, if it was 35-40k Richmond and Hawthorn would probably come on board to play against low drawing interstate sides of which there are soon to be 2 more. Melbourne don't care where a boutique stadium would be and I'm sure the saints would have no objection.

I'd say you could probably guarantee at least 14 games a year + pre-season as well as local league Grand Finals ect.

Crowds would be higher than 20k (average would probably be in the mid to high 20's at the least) and i would say 10 games would be the min (Saints 4, Melbourne 4, Richmond 2+, Hawthorn 2+) and if the AFL can negotiate for the State government to pay for it like MRS than yes it will be cheaper. Will also force the cost down as it will have to compete with Docklands and MCG for games meaning the return at all 3 will likely be higher.

Punt Road and Visy Park and even Port Melbourne have more chance than Moorabbin.

Moorabbin is done. Sad but true.

Accessibility is the big problem, Moorabbin station's a short walk but you have to be on the Frankston line to use it. The car park's impractical for a crowd above 50. And Safeway would chuck a fit when their car park got filled with the inevitable football crowd.

So the state government overides the council but every time you want to sneeze you need council approval which will not be forth coming.
So every time you want to sneeze you will then need the state government to over-ride.

The club is moving to Seaford because Kingston Council made it clear they were not welcome.
The club got the message and avoided an on going war for the next few decades.

AND who pays.

Geelong had a city council that had a constituency that was nearly all Geelong supporters.
They could get away with building Semi Skilled Stadium with rate payers money because it was for Geelong.

Sadly despite being the most popular club in the area the majority of the population around Moorabbin does not support St Kilda FC.
That is how Kingston got away with pushing St Kilda out.

Dockland's owners need to make a profit and pay for the construction cost of the stadium because eventually the ownership transfers to the AFL.
If less games are played at Docklands, the price for those games thatare left at Docklands will have to increased in the next contract.
Allowing Geelong to play at Semi Skilled Stadium indirectly increases the cost to those clubs left playing at Docklands.

Ok, youre on. I'll see if they will let me on the ground or even near the ground. Have to go there over the weekend to purchase some Xmas pressies anyways.

I am def no green thumb, so I can't make any promises

Oh and as for the parking issue, there are a few spare spots at my house they could use - I could charge $5 (so much cheaper than Etihad) and its not that far of a walk
