Another Seaford Progress Report Thread: EDIT -- NEW PICS!!

Sorry, NO PICS.

1. A building is taking shape. :shock:
Looks like a meccano set really (I'm not a builder) but the first building is taking shape and the roof is being assembled.

2. The oval is being rolled. :shock:
Was told that the turf will be arriving very soon (next week).

3. The oval banks have been constructed.
The worksite was looking decidedly flat until this week. They have since moved a lot of Earth to construct the banks around the oval (similar to Moorabbin and/or any reasonable ground)

IMO For the money spent our facility will be the most purpose-built complex in the comp and if you look at all the other teams our facilty will be the best:-

Collingwood - Schmexusville (They will be happy when they get Olympic Park)
Carlton - Pricess Park has always and will always be a dump
WBD - Over-capitalistion. They have a huge building with no-one in it.
Geelong - Skilled will be good when they finish it.
Hawthorn - Waverley has been the benchmark facility.

Better than adelaides? Doesn't compare.

I think Norths facility will be better than ours as well, except they have to share it a lot more than us.

dunno about adelaides. never been there.
ours is similar to arden street from what i have heard. comparable.

every time i go past princess park i cant help but laugh. what a pile of sh1t.

Arden st has a bigger indoor training centre (2 basketball courts instead of one), and more admin and specialised rooms.

Our development is very basic compared to the lot of the others but we don't have to accomodate other organisations, like the bulldogs, collingwood and north.

Adelaides is a class above everyones thou top notch purpously designed facility (rather than adapted designed like ours and the others).

fair enough. i suppose you get that when you win B2B flags as have adelaide.

the western oval is weird. the actual surface is rubbish and shaped like glenferrie. the offices there are all dead empty.
the gym itself at the western oval is about the same size as this building at seaford that they are putting up as we speak. i expect that there are add-ons as the particular building i am refering to at seaford is about the size of a basketball court.

the oval is being rolled which is nice. apparently they want to get the turf down ASAP.

Id say they would want the turf in within a couples off weeks so it can establish it's self with the added growth at this time of year.

yep. hopefully they use some kind of supergrass. spend a bit extra and get the good stuff. would be a good investment to have some special buffalo or something. dunno know what the good stuff is but there is supergrass out there. if you think about it we should have close to the best surface in the comp if not the best.

in three or four weeks time this thing is going to be ahead of schedule i reckon just on what i have seen today. dunno though. would be good if they can get the buildings done and the grass in then it can rain as much as it likes.

Seaford update will no doubt upset those who thought that moving to casey fields was a better option..

seaford update 12.0 is just designed for ppl like saintbrat who are seeking a new operating system without having to 'uninstall/re-install' their saved data.

Great site huts!

That plastic is a waterproof membrane, with services pipes sticking up.
When they are finished with the membrane and reinforcing steelwork they will pour the footings and concrete floor slab in one hit.

I don't know where I read it but I saw somewhere the external walls will be precast.
When they come that will make the place look pretty advanced.

Add a roof and they will have lockup - to keep any Collingwood supporters living in Frankston out.

Then they will take for ever to complete the internal fitout.

Still a long way to go.
Remember the last 20% takes 80% of the time.

yeah cool. i had assumed that the plastic goes down and the slab gets poured straight into it. will be nice to see the overall size of the floor when the big pour happens. have had storms the last two nights so there would be a bit of surface water they'd need to get rid of first. nice to know that the pipe has been laid though.

Looks like one or two concrete pours to me.

The black plastic serves two purposes. It does act as a waterproof membrane, but with modern concrete it is not really required. What the plastic does is stop water leeching into the soil when it is poured which can seriously effect the strength and curing time of the concrete.

Probably two pours. Will be 32 or 40mpa concrete. Will be finished in a day. They will be building on it in two days. Pretty straight forward.

Most likely after ALL the ground work ( reinforcement) goes in, then it will be poured in one hit. Probably 150 to 300 cubic meters. Easy done.

The walls WILL be precast concrete. It is CHEAP, easy and FAST. You can also get the precast gear to look quite snazzy.

Will be a quick process and it is moving along nicely. After the slabs are poured, generally these projects get finished really, really quickly.

Coming along nicely.

Fitouts have two speed limits.
The first is access, you can't have two trades working at the exact same location at the same time.
Although mutiple trades can work in the same building at the same time, they have to take turns at any particular location.
The second and more common speed limit is the number of tradesmen on the job.

You could fitout this building in less than 2 months with unlimited resources, excellent planning and project management but it will take considerably longer.

The contractors will only deploy sufficient resources to avoid liquidated damages.
The contract will have a completion target, if the contractor exceeds that target he pays a penalty because of the owner's loss of use.

I would not expect the club to disrupt itself by moving equioment during the playing season.
Gym equipment and furniture could be moved after the season ends and be ready for use when the players return for pre-season training.

Team HQ should be at Moorabbin all next season.
